Our Process

The building and design processes start by potential buyers reaching out to our sales team. Our sales team will work with you on selecting a lot and house plans (if applicable ). Our house plans range from Colonials to Ranches, big and small. Condominiums or Duplexes vary from loft-style to townhouse style.

Once both have been selected you will reserve your home site with a small, refundable deposit. You will also provide a preapproval letter from your lender.

It’s time to personalize your home. Our in house design center makes it easy to personalize your home all at one location. Choose from lots of options for siding, decking, cabinetry, granite counter tops, flooring, and more.

While we are constructing your home, we will communicate regularly and schedule walkthroughs at particular milestones during the construction process. During the construction process, you will work with your lender to obtain the loan approval for your home.

Once your home is complete and we are ready to close, we will schedule a final walk through. This the time for you to test all the doors, windows cabinetry, etc. to make sure they are all working properly. Any areas of concern will be addressed at this time.

Your bank will complete some last final tasks including a final inspection and we are READY TO CLOSE ! At closing, you will receive a Mill River Homes New Home Binder which will include manuals, warranty information, and contacts for all the subcontractors that worked in your home.
